Assumption:

Involves the transfer of a mortgage from the current owner to a new buyer who takes over the existing loan. The signing includes documents that outline the new borrower’s responsibilities and loan terms.

Buyer’s Package:

Contains documents needed for a property purchase, including the loan agreement, promissory note, and closing disclosures, outlining the buyer’s financial obligations.

Seller’s Package:

Involves documents for the sale of a property, such as the deed, transfer documents, and disclosures related to the property’s condition and sale terms.

Buyer’s/Seller’s Package:

A combined signing for transactions where both the buyer and seller are present. It includes documents for the property transfer, loan terms, and closing disclosures.

Commercial Loan:

Loans for business purposes, including purchasing commercial property or funding business operations. These signings involve complex agreements outlining loan terms, repayment schedules, and collateral requirements.

HECM (Home Equity Conversion Mortgage/Reverse Mortgage):

A loan option for homeowners aged 62 and older to convert home equity into cash. The signing includes agreements on loan amounts, interest rates, and repayment terms, typically due when the homeowner sells the home or passes away.

HELOC (Home Equity Line of Credit):

A loan that allows homeowners to borrow against the equity in their property, using their home as collateral. These signings involve documents related to credit terms, payment schedules, and property liens.

Loan Modification:

A change made to the terms of an existing mortgage, typically to make payments more affordable for the borrower. This can include adjusting the interest rate, extending the loan term, or changing the payment structure. The signing involves documents that outline the modified loan terms and the borrower’s new obligations.

Mortgage Refinance:

Involves replacing an existing mortgage with a new one, typically to secure better interest rates or loan terms. The signing includes documents for the new loan agreement and payoff details for the old loan.

Reverse Mortgage Application:

The initial paperwork required to apply for a reverse mortgage. It includes documents verifying eligibility, financial status, and property details.

VA (Department of Veterans Affairs) Loan Application:

A mortgage application for veterans, active-duty service members, or eligible surviving spouses. These signings include forms that confirm eligibility and outline the loan’s terms backed by the U.S. Department of Veterans Affairs.

Please Note: Appointments scheduled on federally recognized holidays will incur an additional fee due to limited availability and increased demand. Please select "Yes" if your appointment falls on a holiday, even during normal business hours, after-hours, or on the weekend. The holiday fee is in addition to any normal, after-hours, or weekend rates.
