This is the official court filing to start the eviction process after a tenant doesn’t comply with a prior notice (like a Notice to Quit).

Please Note: Writs of Execution are served by the sheriff after a court judgment and are not handled by private process servers.

Used when a tenant has failed to pay rent. This notice gives the tenant 5 days to pay the overdue rent or vacate the property. If they fail to do either, the landlord may proceed with filing an eviction in court.

This is the most common pre-eviction notice for non-payment.

Used when a tenant has violated a term of the lease agreement other than non-payment of rent — such as unauthorized occupants, pets, or property damage.
The tenant is given 10 days to fix (comply) with the violation, and if not corrected, they must vacate the property within the full 15-day notice period.

Also called a “15/10 Notice.”

This notice is used for serious lease violations that justify immediate termination, such as criminal activity, threats to health and safety, or significant property damage.
No opportunity is given to correct the issue — the tenant must vacate immediately or face eviction.

This is the most severe type of notice and is only valid under specific conditions allowed by law.

Used when the landlord wants to end a month-to-month or week-to-week tenancy without alleging any fault by the tenant.

7-Day Notice: For week-to-week rentals

30-Day Notice: For month-to-month rentals.

This is a general Notice of Default served when a commercial tenant violates the lease agreement — for example, by failing to pay rent, conducting unauthorized activities, or breaching other terms.
The notice gives the tenant a specific number of days to cure the default (typically 5 to 10 days, depending on the lease).

If the default isn’t resolved within that time, the landlord may proceed with termination or filing for eviction.

Used when a commercial tenant fails to pay rent. The notice typically gives the tenant 5 to 10 days to pay the overdue rent or vacate the premises.

The time period is usually defined in the lease agreement, not state statute.

This notice is used when a landlord does not intend to renew the commercial lease or wants to end a month-to-month tenancy.
Timeframes vary, but it’s common to require 30 to 90 days' notice, depending on the lease.

2. If personal service is unsuccessful and the notice must be posted, we will handle the required certified mailing to the tenant for an additional $10.

3. If personal service is successful, you may request a refund or account credit for the mailing fee.

4. If mailing costs exceed $10, we’ll invoice you for the difference.

5. Proof of service will be filed with the court for you.

6. You will also receive a copy of the Affidavit of Service (Proof of Service) via email once service has been completed.

Includes one (1) in-person attempt to serve the tenant the same day (if the order is received by 12 pm CST), or within 24 hours otherwise. If the tenant cannot be served for whatever reason, we will post the eviction notice on the door or in a visible location and send a certified copy to them as required by law.

1. Perfect for time-sensitive evictions or court-mandated deadlines.

2. If personal service is unsuccessful and the notice must be posted, we will handle the required certified mailing to the tenant for an additional $10.

3. If personal service is successful, you may request a refund or account credit for the mailing fee.

4. If mailing costs exceed $10, we’ll invoice you for the difference.

5. Proof of service will be filed with the court for you.

6. You will also receive a copy of the Affidavit of Service (Proof of Service) via email once service has been completed.

Important Notice About Door Postings: If the eviction notice is posted to the door, Oklahoma courts require a certified mailing to the tenant and prefer the Certified Mail Return Receipt to be submitted alongside the Affidavit of Service. To ensure proper compliance and reduce delays or rejections, we will handle both the certified mailing and the court filing on your behalf for an additional $10. If the notice is successfully served in person, we will refund or credit the mailing fee—or invoice you for the difference if postage exceeds $10.

For commercial evictions, we will attempt in-person service first. If unsuccessful, we’ll discuss appropriate alternatives with you based on the lease terms and court requirements. Door posting is not typically valid for commercial evictions unless explicitly allowed.
